The design responds to a small site and specific permit limitations, using flexible spaces that can adapt to the client’s needs. Large openings, timber screens, brick, concrete, and greenery bring natural light, privacy, and character into a compact footprint.

Designed Around the Limits

The brief was ambitious for the size of the site. The challenge was to fit the spaces the client wanted while working within the limitations that came with the property and the permit process.

Rather than treating those restrictions as a problem, we used them to shape the layout. The main living spaces are kept open and connected to the garden, while the more private areas are arranged to make the most of the available footprint.

Some interior spaces were intentionally designed with room to change. This gave the project flexibility as the permit requirements were worked through and allowed the client to adjust certain areas without affecting the overall design.
